How much does underpinning cost in Wollongong?
We set no price, and no government source we read publishes one. Businesses publish bands that depend on the method; the costs page gives the one three of them publish, with the dates read.
Why do quotes for the same house differ?
Often because each assumes a different cause. A quote turns on what moved, how far, how the footing can be reached and which method is chosen, and CSIRO says remediation of footings is generally the realm of a specialist consultant. Ask each provider which cause its quote rests on.

If the job needs council consent, this is how the clock runs
Whether underpinning needs consent at all is not settled by anything we read. If yours does, these are the council's and the state's own words and figures.
Ask for a fee estimate before you lodge
Estimate first
the council says it can estimate the fee before you lodge, though the final fee may differ
Do this before you agree a price that includes approvals.

Assessment takes months
103 days
the average assessment time at Wollongong in the same table, across every kind of application

The state's target is not a promise

Each figure names its source and the date it was read. None is a quote for your house or a promise about any application.
Process
Where does my enquiry go?
To one independent provider covering your part of Wollongong, who contacts you to see the house and quote. It costs you nothing, and if no provider can take the job we tell you.
How do I check a contractor's licence?
Ask for the licence number and the categories it covers, and which one the job is done under. The Home Building Regulation lists underpinning or piering as a trade category, and a licence is needed above A$5,000. Restumping is not a category of its own.
Timing
How quickly can someone get to me?
We cannot promise a time. It depends on the provider's bookings and on any approval the work needs.
Can I wait and watch a crack?
Sometimes. CSIRO says cracking from settlement during construction usually stays as it is once settling stops, while cracking from local shear or erosion usually keeps developing until its cause is remedied. It adds that watching cracks in walls and floors deserves to be taken seriously.
Permits and approvals
Does underpinning need council approval in Wollongong?
That depends on the land and the work. Wollongong's local plan attaches consent to mapped acid sulfate soils by class, to earthworks that are not minor and to exterior alterations inside a heritage conservation area, and it bars exempt and complying development on land within its Illawarra Escarpment area. No source we read says underpinning as such needs, or does not need, a development application. The council or a certifier can say what a given house needs.

Service area
Which suburbs do you cover?
Anywhere in the City of Wollongong that we list. Four suburbs have a page, Thirroul, Figtree, Dapto and Fairy Meadow, each written around what a council instrument or the state's mapping records there. Others, such as Stanwell Park, Port Kembla, Woonona and Corrimal, are covered on the same terms.
Do you do the underpinning yourselves?
No. This site is run by a marketing company, which passes each enquiry to an independent local provider. The provider inspects the house, quotes and does any work; we hold no building licence and have no crews or plant.
